Once you\u2019ve selected your builder and the design you want to build, you\u2019ll go through the tender process. This gives you formal pricing for your new home, including any upgrades you\u2019ve chosen.<\/p>\n<h2>What Do You Need to Be Aware of In the Tender Process?<\/h2>\n<p>Every tender has clauses about additional costs, these are known as \u2018Provisional sums\u2019. Your builder will estimate costs for certain items, but at times, the cost may come in higher than expected and if the cost comes in under, then you need to ensure that the saving is credited to you.<\/p>\n<p>The most common additional costs that you may be liable for are additional site costs, such as;<\/p>\n<ul>\n<li>Rock excavation<\/li>\n<li>Additional piers<\/li>\n<li>Engineering requirements<\/li>\n<li>Bushfire regulations, BASIX,<\/li>\n<li>Retaining walls and so on and so forth.<\/li>\n<\/ul>\n<p>Rock, generally falls into the \u201clatent condition\u201d section of a contract in other words it is not generally foreseeable prior to commencing work. The other conditions\/requirements may again be due to latent conditions.<\/p>\n<h2>Budgeting for a Contingency<\/h2>\n<p>In short, this means that new home builders do not have a firm price and don\u2019t really know what the final bill will be at the start of the project. In most commercial projects it is normal to allow a contingency amount when budgeting, this is the buffer for design changes and extras that inevitably pop up when building. Contingency amounts vary but generally start at 10% of the contract sum. I.e.
