{"id":2725,"date":"2017-07-22T13:09:38","date_gmt":"2017-07-22T03:09:38","guid":{"rendered":"https:\/\/www.houspect.com.au\/wa\/?p=2725"},"modified":"2018-10-09T10:15:30","modified_gmt":"2018-10-08T23:15:30","slug":"new-home-brickwork","status":"publish","type":"post","link":"https:\/\/www.houspect.com.au\/wa\/new-home-brickwork\/","title":{"rendered":"New Home \u2013 Staged Construction Inspections in WA \u2013 Brickwork"},"content":{"rendered":"<p><strong>If you are building a new home in WA one of the critical inspections along the construction journey is the inspection of brickwork as it is completed. <\/strong><\/p>\n<h2>1\u00a0\u00a0\u00a0\u00a0\u00a0 What are We Talking About?<\/h2>\n<p>In WA the vast majority of homes continue to be built with double brick walls, even though many exterior walls are now being rendered and or texture coated, at their core the walls are still double brick.<\/p>\n<p>Often, completion of the brickwork is a significant milestone in the construction of a new home and hence is often associated with a progress payment claim by the builder.<\/p>\n<h2>2\u00a0\u00a0\u00a0\u00a0\u00a0 So What is the Issue?<\/h2>\n<p>Ideally there should be no issue.<\/p>\n<p>It can be very impressive watching a bricklayer lay brick after brick in rapid succession in seemingly perfect alignment. Good bricklayers are often in very high demand.<\/p>\n<p>The brickwork is a core structural component of a home and hence it needs to be constructed correctly. It also determines the size and locations of:<\/p>\n<ul>\n<li>Rooms, passage ways<\/li>\n<li>Doors, windows other openings<\/li>\n<li>Kitchen benches<\/li>\n<\/ul>\n<p>So there is a host of items than need to be checked:<\/p>\n<ul>\n<li>Brickwork\n<ul>\n<li>Has the correct bricks and mortar been used<\/li>\n<li>Are the walls in the correct locations<\/li>\n<li>Are the windows and doors in the correct locations<\/li>\n<li>Are the joint types correct and<\/li>\n<li>Is the bonding correct?<\/li>\n<li>Bonding over openings, around lintels, at wall junctions<\/li>\n<li>Has the reinforcing been installed<\/li>\n<li>Feature recesses built<\/li>\n<li>External features \u2013 sills, quoining etc<\/li>\n<li>Stop off heights correct<\/li>\n<li>Tie down straps installed correctly<\/li>\n<li>Lintels correct<\/li>\n<li>Check frame ties<\/li>\n<li>Damp Proof flashings<\/li>\n<li>Weep holes installed<\/li>\n<li>Cavity insulation if applicable<\/li>\n<li>General brickwork finish<\/li>\n<\/ul>\n<\/li>\n<li>\u00a0Associated Items\n<ul>\n<li>Frame sizes correct size, colour and orientation<\/li>\n<li>Are frames clean<\/li>\n<li>Protection to timber frames installed<\/li>\n<li>Lift off hinges in WC\u2019s<\/li>\n<li>Sill trays installed to sliding doors where required<\/li>\n<li>Floors clean and scraped<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<h2>3\u00a0\u00a0\u00a0\u00a0\u00a0 Why is it Important?<\/h2>\n<p>Firstly, the brickwork is one of the key foundations of the home and it has to be right! Secondly, as one of the largest visual items, it must also look right! Bad brickwork looks bad! The positive news is that bad brickwork can be fixed, simply pull down the wall and start again. The key issue though is that you do not want to be doing this two weeks out from taking possession of the property.\u00a0 Poor brickwork needs to be dealt with immediately. You do not want to leave it and allow other construction stages to pass it by.<\/p>\n<h2>4\u00a0\u00a0\u00a0\u00a0\u00a0 When Do We Inspect the Brickwork?<\/h2>\n<p>We generally want to inspect the brickwork as soon as it is finished. Remember, in two storey homes we will need to inspect the lower level brick work and then return to inspect the upper level brickwork once it is completed. It is important that we inspect the brickwork prior to the construction proceeding to the next stage!<\/p>\n<h2>5\u00a0\u00a0\u00a0\u00a0\u00a0 \u00a0There Can\u2019t Be that Many Issues Can
