{"id":2773,"date":"2017-08-11T21:51:19","date_gmt":"2017-08-11T11:51:19","guid":{"rendered":"https:\/\/www.houspect.com.au\/wa\/?p=2773"},"modified":"2018-09-06T13:46:37","modified_gmt":"2018-09-06T03:46:37","slug":"gutter-overflow","status":"publish","type":"post","link":"https:\/\/www.houspect.com.au\/wa\/gutter-overflow\/","title":{"rendered":"New Home Construction Inspections \u2013 Gutter Overflow Mechanisms in WA"},"content":{"rendered":"<h2><strong>The Why, What, Where and How of His Important Feature of New Homes<\/strong><\/h2>\n<p>So we all appreciate that when it rains the water hits the roof, runs off the roof into the gutters, down the downpipes and into soakwells or storage tanks. Simple really! But what happens when the volume of storm water is simply too great for the gutters to handle?<\/p>\n<h2>1\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Why?<\/h2>\n<p>What happens in really heavy downpours of rain when the volume of water is so great that the gutters and down pipes just cannot cope? If the issue is not managed correctly, water could flow back into the home across the eaves lining and cause considerable damage!<\/p>\n<p>So the \u201cwhy\u201d in this equation is that we need to have mechanisms which ensures surplus water hitting the gutters and down pipes is not diverted back into the building. The Building Code of Australia has some specific requirements to ensure that \u201cOverflow mechanisms\u201d are installed into gutters to ensure that water cannot flow back into the home.<\/p>\n<h2>2\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 What?<\/h2>\n<p>A gutter overflow mechanism is basically a design of the gutter which will direct water away from the building in heavy downpours so that it cannot flow back into the building. There are several options which can be implemented to achieve this outcome.<\/p>\n<p>The simplest solution is to simply ensure that the front of the gutter (outer edge) is lower than the back of the gutter (edge adjacent to fascia\/building) so that when the gutter if full, the water will simply spill over the front of the gutter. High fronted gutters are popular among home owners and builders as they hide the lower edge of tiles or roof cladding. Similarly, some builders\/owners simply do not like the look of slotted gutters. So the bottom line is appearance over important functional requirements.<\/p>\n<h2>3 \u00a0 \u00a0 \u00a0 Where?<\/h2>\n<p>There is a surprising amount of science and calculation required in designing and planning for the correct gutters and downpipes sizes and the associated overflow mechanisms. Importantly, calculations need to be undertaken for each home in its specific location.\u00a0 These calculations will help determine the required volume of gutters, downpipes and overflow mechanisms.
