This is a question that is raised with us on a regular basis."},"content":{"rendered":"\n<h1 class=\"wp-block-heading\">1.&nbsp;What are we talking about?&nbsp;<\/h1>\n\n\n\n<p>The majority of homes will have a manhole located within the building which provides access into the roof space or roof void. That is, the space between the roof cover and the ceilings. Without this manhole, access into the roof space can be extremely difficult with the only alternative being the removal of tiles or metal sheets.&nbsp;<\/p>\n\n\n\n<p>Gaining access to the roof space is for a variety of reasons including checking on a myriad of building issues including:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Checking the underside of the roof cover<\/li><li>Checking the roof frame&nbsp;<\/li><li>Electrical items, collar panels, solar water heaters&nbsp;<\/li><li>Air conditioners and A\/c ducting&nbsp;<\/li><li>Checking fire walls<\/li><li>New wiring including smart wiring&nbsp;<\/li><li>Security systems<\/li><li>Pest treatments and checks<\/li><li>Checking insulation&nbsp;<\/li><li>Investigating water ingress&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/li><\/ul>\n\n\n\n<p>So as can be seen above, there can be quite a few reasons why access via the manhole is required.&nbsp;<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">2.&nbsp;&nbsp;What\u2019s required?<\/h1>\n\n\n\n<p>As can be seen in the above photograph the manhole has been trimmed or lined with timbers. This is critical to ensure that the ceiling is appropriately supported and protected as people traverse through the manhole.&nbsp;<\/p>\n\n\n\n<p>Without the trimming in place, the ceilings are likely to be damaged because they are unsupported.\u00a0<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"197\" height=\"148\" src=\"https:\/\/www.houspect.com.au\/wa\/wp-content\/uploads\/sites\/2\/2020\/08\/Picture2.png\" alt=\"\" class=\"wp-image-3970\" \/><\/figure>\n\n\n\n<h1 class=\"wp-block-heading\">3.&nbsp;&nbsp;But where is the requirement in the Building Code?&nbsp;<\/h1>\n\n\n\n<p>Interestingly the requirement to trim the manhole is not actually in the Building Code (\u201cBCA\u201d). However, the BCA requires roof frames to be constructed in accordance with Australian Standard 1684. Within this standard your will find the requirement that:<\/p>\n\n\n\n<p><strong>Trimming around openings<\/strong>&nbsp;&#8211; 7.2.4.4<\/p>\n\n\n\n<p>In a joisted ceiling, any opening (manholes, skylights and the like) shall be trimmed to provide full support for ceiling linings<\/p>\n\n\n\n<h1 class=\"wp-block-heading\">4.&nbsp;Does it ever not happen<\/h1>\n\n\n\n<p>Yes.
