Houspect provides professional Building Defect Inspections & Reports for dispute resolution for property owners and managers across greater Melbourne and some regional areas.
If you’ve had renovation or construction work undertaken and claim the building contractor has made some errors, or there is unsatisfactory workmanship evident since Handover, it can be very difficult to prove liability without an independent expert Building Inspection Defects Report. If you’re unable to resolve your building defect issues directly with your builder, you may need to approach the Victorian Building Authority disputes department. They are likely to advise you to book a comprehensive Building Defects Inspection that provides you with an unbiased, expert opinion as evidence to support your case. Houspect can assist you with that level of service with defects reports which include photographs and references to the relevant building codes and standards.
Depending on how matters proceed you may need to consider lodging a dispute with the Victorian Civil and Administrative Tribunal for resolution.
About Houspect Building Inspectors
All Houspect Building Inspectors are licensed builders with many years’ experience in the industry and are qualified to assess and report defects on a visual basis, providing you with expert, independent and unbiased information on the condition of the property. Some of our inspectors also have a diploma of building surveying registration as an IN-L. At some sites, if there are significant structural concerns that would be better assessed by an engineer, your Houspect Building Inspector will advise you.
What Does a Building Defects Inspection Report Provide?
Our inspection method and written report provides 3 clear sections;
- Description of problems, damage, condition and defects.
- Inspector’s comments on works, such as structure, materials, workmanship, drainage issues, safety matters etc, as appropriate to problems on site.
- Recommendations on the concerns identified. Scope of works if required. Cost estimates for repairs and rectifications can be provided if requested.
The report provides the relevant building codes and tolerances so all parties can understand the extent of the defects and who is responsible. Sometimes defects are due to lack of maintenance by the owner.
Our Building Defects Reports list all (interior and exterior) items not meeting building codes or acceptable standards of workmanship. Any completed work not compliant with current building plans or permits, National Construction Codes, or not within accepted industry standards and tolerances will be listed in the Building Defects Report.
Our service aims to help you reach a mutually acceptable resolution without the expense of going to court. However, if pursuing your case further for legal resolution, a Houspect Building Defects Report is the unbiased assessment you will need to support your claim.
