Building inspection is an industry where experience matters. Houspect NSW uses licensed builders with a minimum of 15 years’ industry experience as inspectors.
This provides an important distinction. Our inspectors understand how buildings are constructed, the sequence of construction and where defects can occur during different stages of a project.
An inspection is not simply about identifying something that “doesn’t look right”. It involves understanding the construction process and assessing visible work against relevant building requirements, plans, specifications and accepted construction practices within the scope of the inspection.

A Structured Construction Inspection Framework
Houspect’s new-build inspection service is designed around the stages where important construction work becomes visible before it is concealed by subsequent building work.
Our five-stage construction inspection framework includes:
1. Post Slab Pour
Assessment of visible slab construction following the concrete pour, with relevant documentation and plans reviewed where provided.
2. Framework & Roof Trusses
Inspection of accessible framing and roof truss construction before these elements become concealed. Assessment of rectification of defects found at slab stage.
3. Pre-Lining
A critical inspection stage before internal linings are installed. This provides an opportunity to identify visible construction issues before walls and ceilings conceal the underlying work. Assessment of rectification of defects still visible found at frame and slab stage.
4. Waterproofing
Visual assessment of waterproofing in relevant wet areas before tiling or other finishes conceal the membrane and associated details.
5. Pre-Handover
A detailed inspection of accessible areas and visible finishes before handover, identifying defects, incomplete work and workmanship concerns.
This staged approach is important because the timing of an inspection can be just as important as the inspection itself. Once construction work is covered, access to inspect it may be significantly reduced.
Independent Inspection Means Independent Assessment
Houspect is engaged by the property owner or purchaser, not the builder carrying out the work.
That independence is fundamental to the inspection process.
Our role is not to manage the builder, supervise trades or direct construction. The builder remains responsible for construction and site management. Houspect’s role is to provide an independent assessment and documented observations at the agreed inspection stage.
Reports clearly identify matters observed during the inspection so that owners can raise them with their builder and seek appropriate rectification where required.
