Building a new home or renovating an existing one doesn’t always go exactly to plan. Problems can arise along the way and occasionally home owners are left with a “not so perfect” product at the end of the build, with defects requiring rectification.

Sometimes these defect issues can turn into a dispute between the home owner and builder and unfortunately at times the issue can become unresolved. When a building defects issue can’t be resolved between both parties, you may find the need to lodge a complaint with NSW Fair Trading.

At this point having an independent building inspection carried out on your property will help provide evidence to support your defects claim. A comprehensive defect inspection report will clearly outline the issues under dispute and help prove your case to Fair Trading.

For a building defects report, you don’t initially require a structural engineer, as all Houspect Building Inspectors are licenced builders and are qualified to assess defects on a visual basis. Where assessment by a structural engineer is required your Houspect Inspector will advise you of this.

What Does the Report Provide?

A Houspect Building Defects Inspection will provide you with an independent and expert report completed in accordance with Australian Standards.

Our qualified building inspector will assess the property and identify any defects that in their expert judgement do not reach building codes or have not been completed to an acceptable standard of workmanship. The report will list all items that are not in accordance with the building plans or do not comply with current National Construction Codes (NCC).

The report will contain photos of notable items (where possible) and provide you with defect details that are required to support your claim to the parties involved. Having such a report can at times help parties reach a mutually acceptable resolution, without the expense of going to court.

However, if a legal resolution is required, a Houspect Building Defects Report can provide an unbiased assessment that you will need to pursue your case further.
