Dilapidation Inspection for Council Assets

The word dilapidation is somewhat confusing when it comes to Dilapidation Inspections. A dilapidation inspection is a report on the condition of a property or public assets at a given point in time. Sometimes referred to as property condition inspections or pre-existing condition surveys.

It is becoming more common practice for Councils to request any party proposing construction works to have dilapidation inspections carried out on all council assets within close proximity to the proposed construction site. Proposed projects can include renovations or extensions to a residential or commercial property, or civil works and infrastructure constructions.

The reason behind this is because construction work, be it vibrations from demolition, excavation, heavy truck traffic or general building works can potentially affect the condition of neighbouring infrastructure. Damage can occur to surrounding buildings and public assets such as retaining walls, fences, street furniture, footpaths, kerbing and roads.

Dilapidation inspections are carried out prior to any works commencing to independently detail the current condition and all pre-existing defects on the council assets that have the potential to be damaged during the construction works.
