1. What are we talking about?
Building Inspectors, like Houspect WA, who undertake construction inspections are often criticised because our construction reports are largely focused on finding faults, defects or issues in the construction work undertaken by another builder. By their very nature, our construction reports are negative. Not much we can do about that.
For some builders, these reports can be a challenge. For example, when we undertake a practical completion inspection where the work on the property is supposed to be completed, all services connected, the property cleaned and in a condition that the builder expects to handover to the client, except for minor works usually identified during the practical completion inspections, the properties are supposed to be habitable and “practically completed”. Where we find faults, defects or issues, we will document them.
Our inspectors are instructed to walk off site at 150 defects because clearly the property will not be in the condition described above.
2. We bow to at least 2 WA local Builders!
In recent months we have inspected several properties completed by two well-known and established local WA Builders. Now, our building inspectors are picky. Properties for both these builders had less than 5 minor cosmetic issues identified during the practical completion inspections of the entire property! There are literally thousands of elements that go into a home so to find so few issues is impressive.
In the current challenging Covid 19 environment, work at this level is nothing short of stunning! Congratulations to you! You know who you are.
Unfortunately, due to our client confidentiality and the need to ensure we remain independent and impartial to future inspections, we cannot disclose who those builders are.
But if you are about to commence building a new home you can rest assured that there are some spectacular builders in WA. Any builder who can turn out multiple properties at Practical Completion / Handover within only a small number of cosmetic defects needs to be acknowledged for the quality product they have produced.
To those builders we bow to you and salute your achievements. Well done!
